Here’s something to consider as the white hot sellers’ market stretches into 2014 — Those non-cash and patient, “rational” homebuyers that haven’t owned any part of their home buying process to date are occasionally getting their offers accepted. In turn they’re selling their current homes. Let’s as agents remember to not alienate sellers by writing accompanying offer letters that stridently oversell the strength of our clients’ offers and attempt to subvert the offer process the sellers have requested, i.e., preempting the call for offers date and etc. It’s a sellers’ market and it’s my experience that home sellers who have lost out on multiple offers to buy and who feel unfairly treated by current market conditions in particular do not want to have “take it or we’ll walk” terms dictated to them by a buyer of any stripe.
